Located in the Hautes Pyrénées in South West France is this large 18th Century town house in the Gascon village of Castelnau Magnoac. We purchased the house in November 2005 in need of total restoration and completed the work in February 2008. As part of the restoration all windows were replaced with double-glazed units and new shutters, the roof was entirely rebuilt and all the florboards replaced with poplar in the original style. The ground flor is tiled throughout with slate. The heating is a Bosch condenser gas boiler – there is a buried LPG gas tank in the hillside to the rear of the house – with thermostatically controlled radiators in every room. A central control unit in the living room allows you to programme timings and temperatures. All the electrical wiring was also replaced. The house is connected to the new mains drainage system in the village. The house is insulated to a high standard with the flt on the ground flor sound insulated from the rest of the house. All exterior walls are lined with double hemp insulation, as is the roof. The result a comfortable and economical home, where the large surface area would not be prohibitively expensive to heat in the winter months. Original features such as mantelpieces, fieplaces and exposed beams have been preserved and the façade comprising both stone and ‘colombage’ structures is particularly impressive. The house stands on a quiet street at a T-junction, facing south east, with views to The Pyrénées to the front and south aspects. Unusually for a village house in Castelnau Magnoac, to the rear is a courtyard garden on two levels, divided informally between the house and the studio flt. There are steps up to the centre of the village with a gate opening onto a grassed area some of which is a fenced off children’s playground.
